1) How long will construction take?
Look into the construction time not just for your home, but for the community in general. You’ll need to know how long it will be until you can move into your home so that you can try to make the selling of your old home coincide with this timeline. Builders will give a tentative closing date, then a firm closing date. Tarion allows builders to do this because there are a lot of variables that go into building a new home. Some people are fine with living in a new community still under construction, while others prefer to be one of the last to move into a new neighbourhood.
2) What’s the builder’s reputation?

3) What is included in the price?
One of the many benefits of buying a new build home is all of the features and upgrades you can add to your home to truly make it your own. Some home builders include a lot of great standard and additional features and finishes in the base price, but there are also a lot of options for upgrading. Figure out what your budget is, and once you’ve chosen a home model, see if there is any room for upgrades.
4) How long will the home suit your needs?
This is especially important for first-time homebuyers. It’s always a great idea to buy a home that you can grow into, like if you plan on having children. If you are nearing retirement age and your kids are leaving home, you may want to consider downsizing. Evaluate what you think you might need in the next five to ten years and plan your home buying choice around it.
5) Is the location and community right for you and your family?
One of the most important aspects of a home is its community. If you have children, you’ll likely want to make sure there’s a school nearby. Check out what amenities are nearby and if they’re close enough for your needs. If the community is still in the first stages of construction, talk to the homebuilder and ask them what their plans for the community are.
