In another step toward improving housing affordability, the Province of Ontario has announced a new PST relief program for first-time homebuyers purchasing newly built homes. This provincial measure will remove the 8% PST portion of the HST on qualifying homes valued up to $1 million, offering potential savings of up to $80,000 — and as much as $130,000 when combined with the federal GST rebate.
This initiative is designed to make homeownership more accessible, stimulate new housing construction, and provide much-needed financial relief to those entering the housing market for the first time.
Who Qualifies?
To be eligible for the PST rebate, you must:
- Be a first-time homebuyer purchasing a newly built or substantially renovated home
- Be 18 years of age or older
- Be a Canadian citizen or permanent resident
- Plan to live in the home as your primary residence
- Have an agreement of purchase and sale signed on or after May 27, 2025, and before 2031
Homes priced between $1 million and $1.5 million will still be eligible for a partial rebate, following a phased reduction model.
