There’s exciting news for homebuyers across Ontario!
The Government of Ontario, in partnership with the federal government, has announced a major expansion of HST relief on new homes. While earlier programs focused primarily on first-time buyers, this new initiative significantly broadens eligibility, making all qualifying new home buyers eligible for substantial tax savings.
This builds on the federal GST relief introduced under Bill C-4 and represents a major step toward improving housing affordability across the province.
What This Means for Buyers
Under the expanded program, eligible buyers—not only first-time purchasers—may benefit from:
- Up to 13% HST relief on new homes valued up to $1 million (up to ~$130,000 in savings)
- A maximum rebate of up to $130,000 for homes between $1 million and $1.5 million
- A reduced rebate for homes priced up to $1.85 million
Unlike previous programs, this expanded rebate is available to first-time homebuyers, repeat homebuyers, and investors purchasing eligible residential rental properties. To qualify, homes must generally be intended as a primary residence or long-term rental property.
Key Timing to Know
For the expanded Ontario HST rebate:
- Agreements of Purchase and Sale must be signed between April 1, 2026 and March 31, 2027
Separately, the federal GST relief for first-time homebuyers remains in effect for agreements signed starting March 20, 2025.
How the Rebate Will Work
Full implementation details are still being finalized, but:
- The rebate is expected to be applied directly by builders at the time of purchase, simplifying the process
- In some cases, buyers may need to apply through the Canada Revenue Agency (CRA) once final legislation and forms are released
